SENIOR F.M BUILDING SERVICES OFFICER

WANDSWORTH AND TWICKENHAM

FULL TIME - 36 HOURS PER WEEK

£14.42 PER HOUR

TEMPORARY ROLE

Job Purpose

To support the FM Building Services function in the delivery of compliant building services to all Wandsworth and Richmond Council SSA properties.

To provide a mobile first response to non-technical Planned Maintenance and Reactive Maintenance tasks.

Specific Duties and Responsibilities


  • Coordinates and supervises the FM Building Services Officers (FM BSOs)
  • Manages the FM BSO shift rota to ensure sufficient cover is provided at all times including weekends.
  • Coordinates all FM BSO duties including portering and all other ad hoc duties allocated via the FM Helpdesk.
  • Ensures that weekly and monthly statutory testing is undertaken and recorded in the appropriate Log Books including but not limited to weekly fire alarm testing.
  • Ensures the timely unlocking and locking premises
  • Ensures that meeting room and hall hire set-ups are completed on time and fully meets the requirements of the Customer(s).
  • Ensures that reactive maintenance tasks allocated via the FM Helpdesk including low level plumbing, re-lamping, lock and furniture repairs are allocated correctly and efficiently to maximise the FM BSO productivity.
  • Mentor and performance manage the FM BSO Team
  • Ensures that non-technical Planned Preventative Maintenance (PPM) including water hygiene, emergency lighting and fire alarm sounder testing are completed and recorded.
  • Coordinates with FM Operations to provide FM BSO support to out of hours events including but not limited to council meetings, weddings and out of hours contractor access requirements.
  • Ensures that new integrated contractor and supply chain partner building inductions are completed and recorded.
  • Ensures the regular inspection of vacant properties is completed and recorded.

    The work of the FM Building Services Team will involve peripatetic working at buildings located across both Council's boroughs. The work may also involve lone working when visiting buildings that are unoccupied. The work requires a reactive and pragmatic approach which may result in the need for working at height, working in confined spaces, or manual handling.
